주택담보대출의 위험도 영향요인에 대한 연구: DTI, LTV 수준을 중심으로

그동안 수행되었던 주택담보대출관련 연구들은 대부분 차주단위 주택담보대출의 연체 및 그 요인들에 초점을 맞추고 수행되어온 바, 가구단위의 분석은 상대적으로 경시된 측면이 있다. 이에 본 연구에서는 연구의 초점을 보다 일반적인 상황, 즉 주택담보대출을 보유하고 있는 보편적인 가구의 특성에 초점을 두고, 주택담보대출 위험도에 영향을 줄 수 있는 요인 들에 대해 살펴보았다. 이를 위하여 본 연구에서는 주택담보대출 보유가구의 위험도를 주택 금융시장의 특성변수인 LTV와 DTI 비율을 활용하여 차별화함으로써 분석결과의 현실적 함의를 제고하려 하였다. 또한 선행연구들에서 아직 시도되지 않았던 Heckman 2-stage 분석기법을 적용하여 분석과정에 개입될 수 있는 표본선택의 문제를 제어하고자 하였다. 본 연구의 분석결과에 따르면, 주택담보대출의 위험도에 영향을 미치는 유의한 특성변수는 가 구주의 연령과 가구소득, 가구주의 직업, 주택가격, 그리고 수도권 거주여부 등인 것으로 나타났으며, 특히 주택담보대출의 위험도가 상대적으로 높은 위험군의 경우에는 가구소득이 중요한 영향요인인 것으로 분석되었다. 또한 본 연구에서는 그동안 영향정도가 크지 않은 것으로 알려져 왔던 수도권 거주여부 변수의 유의성이 보다 뚜렷하게 나타났는데, 이는 최 근의 주택시장 동향이 반영된 결과인 것으로 판단된다. The researches on the housing finance market in Korea so far, mostly focused on the individual borrower rather than the household, so the major determinants that can affect on the risk of household mortgage loan were seldom studied. In this paper we analyze the effective determinants of mortgage loan risk, which is measured by the level of LTV and DTI ratio for the general household, by using typical household’s characteristics, such as price of a house, householder’s age and education etc. Also instead of using typical panel logit analysis, we employ Heckman’s 2-stage selection model, in order to control the selection bias problem, which could be incurred in panel or pooled logit method. The result of this study shows that along with the age and the occupation of the householder, gross household income and the household location are the major determinants for the mortgage loan risk. Also, unlike to previous studies, the household location is recognized as a important variable that could alter the probability of the loan risk, across different levels of it.
성장기 씨름선수의 훈련기 및 시즌전의 신체구성과 영양상태

The purpose of this study was to provide informations of nutrient care for adolescent ssireum wrestlers who may have high risk of obesity. Adolescent ssireum wrestlers(n=22) was measured physique, skinfolds thickness, body compositions and nutrient intakes on training term and pre-season of competition. The data was divided and analyzed according to perform weight control(WC, n=7) or not(NCW, n=15). In pre-season of competition, there was no significant difference between group by time on physique and body compositions. The mean daily nutrient intakes were higher than the recommended dietary allowance(RDA) except calcium in competition season, but WC group shows lower vitamin C, calcium and folic acid intakes than RDA's. It is suggested that subjects of this study did not perform weight reduction severly and used another method such as exercise training or dehydration rather than food restriction so they need to support nutrient management for bulk-up and weight control from the training term.
서키트 웨이트 트레이닝이 과체중 남자대학생의 혈중 ghrelin 및 peptide-YY 농도에 미치는 영향

This study investigated the effect of 8-weeks circuit weight training(CWT) on fasting levels of ghrelin, peptide YY(PYY) in overweight(BMI>23) college students. Resistance training consisted of three sets of circuit weight training for 8-10 stations and at an intensity corresponding to 40-60% of one-repetition maximum. The maximum number of repetitions in each station was 15. Body composition, plasma ghrelin, PYY, leptin, and insulin were measured at before, and after CWT. Subjects were divided control group(CON, lost less than 5% of body weight, n=10) and weight loss group(WL, lost more than 5% of body weight, n=8) after completion of CWT. The statistical analysis was evaluated by ANOVA for repeated measures. CWT caused significant decrease of body weight, fat, leptin, insulin and increase of ghrelin, but PYY decrease was not significant. Body weight and body fat loss in WL was greater than CON, but hormone changes were not affected with weight loss. CWT increased circulating ghrelin, an orexigenic factor, but moderate(5%) weigh loss was not altered physiological appetite biomarkers.
요가수련이 여성 노인의 apolipoprotein B/apolipoprotein A:1 비율과 내당능지표에 미치는 영향

Recent studies have suggested that the apolipoprotein B(apoB)/apolipoprotein A-1(apoA1) ratio predicts cardiovascular risk factors. The purpose of this study is to investigate the effect of yoga exercise on apoB/apoA1 ratio and factors of blood sugar control in Elderly Women. Participants were randomly allocated to an intervention(20 subjects) or control group(20 subjects), matched for age and various conditions. The intervention group was given yoga training for 12-weeks. Change of clinical biochemistry parameters were compared before and after intervention. ApoB, apoB/A1 ratio, and homeostasis model assessment of insulin resistance were decreased in the intervention group. These results shown that yoga training can improve atherosclerotic risk factors in elderly women.
12주의 걷기와 테니스 운동이 노인의 신체구성, 혈중지질 및 체력에 미치는 영향

Participation in regular physical activity elicits a number of favorable responses such as maintaining appropriate body composition and functional capacity that contribute to healthy aging. However, only limited information is available on the effects of tennis training in elderly. The purpose of the present study was to investigate the effect of 12-week walking and tennis training on body composition, lipid profile and physical fitness of older men. Twenty-four men were randomly assigned to a walking(n=10, 68±1.5 years) or a tennis group(n=10, 70.3±3.1 years). The training program consisted of 3 sessions per week of warm up, main program, and cool down. Anthropometry, body composition, blood pressure, serum cholesterol levels and physical fitness test were measured before and after exercise program. Training induced significant decrease in WHR, total cholesterol, low-density lipoprotein cholesterol, and high-density lipoprotein cholesterol level and increase in VO2max, but no significant changes were observed between walking and tennis group. The result of this study suggests that 12-week tennis exercise program help to promote WHR, lipid profile, and cardiovascular fitness level same as walking exercise.
음악줄넘기 운동과 영양교육이 중학생의 신체구성과 체력에 미치는 영향

This study investigated the influence of music rope-skipping exercise and nutritional education on physical fitness and body composition of secondary school students and to present a basic data on health care for the adolescents. The studied group consisted of 60 male and 40 female adolescents divided into four groups that were matched for age, and weight. The first was control group(C), the second group participated in nutritional education(N), the third group participated in music rope-skipping training(E) and the last group participated in both intervention(NE). Prior to and following intervention anthropometry, body composition, and fitness tests were measured. Analysis of the data was accomplished using SPSS 14.0 program to study differences between groups by ANOVA. Body fat and fat ratio increments were lowered in N than C, and Nutrition test score and 50m running was improved in N and E than C respectively. NE showed significant improvements of fat free mass and fat mass changes, and cardiovascular fitness than other groups. 12 weeks of music rope-skipping and nutritional education improved body composition, and the record of long-distance running synergically in adolescents. These results suggest that enhancement of cardiovascular endurace capacity, and nutritional knowledge through music rope-skipping exercise and nutritional education program is effective not only for the improvement of positive changes in anthropometric parameters but also fitness development among middle school students.
