FM기업의 서비스품질이 고객만족과 관계지향성에 미치는 영향에 대한 연구

본 연구는 국내 FM(Facilities Management)기업들이 제공하는 FM서비스품질을 측정하고, 서비스품질과 고객만족, 그리고 고객만족과 관계지향성 간의 관계를 파악하기 위한 실증연구이다. 본 연구에서 서비스품질은 Cronin and Taylor(1992)가 제시한 성과에 기초한 SERVPERF모델을 본 연구에 적합하도록 수정하여 측정하였다. 실증분석을 실시한 결과, FM서비스품질에 대한 고객만족이 관계지향성에 미치는 영향이 유의한 것으로 나타났으며, 7개 가설 중 6개 가설이 채택되었다. 시사점을 살펴보면 다음과 같다. 첫째, 6개 차원으로 분석한 FM서비스품질 요인 중 반응성, 안전성, 유형성, 신뢰성, 공감성 순으로 긍정적 영향을 미치는 것으로 나타났으며, 확신성요인은 고객만족에 유의적인 영향을 미치지 않는 것으로 나타났다. 둘째, FM서비스품질에 대한 고객만족과 관계지향성 간에는 상당히 높은 상관관계가 있는 것으로 나타났다. 연구결과를 요약하면, 최근 들어 양적으로 급격히 늘어난 국내 FM기업들 간의 경쟁 뿐만 아니라 자본과 선진기술력을 갖춘 외국 FM기업들이 국내FM산업에 진출하는 시장구조 하에서, 과거 시설유지에만 국한하여 기술적 품질만을 주요 요인으로 추구했던 관점에서 FM기업의 경쟁력은 곧 서비스품질이라는 인식의 전환으로 고객을 만족시키고 고객과의 관계지향성을 향상시킴으로써 거래관계의 장기화와 안정화로 기업의 경쟁력에 이바지할 수 있을 것이다.

시설관리기업의 안전문화가 안전행동과 경영성과에 미치는 영향에 대한 연구

본 연구는 국내 시설관리기업의 안전분위기를 결정하는 요인을 확인하고, 이러한 요인이 종사원의 안전행동과 기업의 경영성과에 미치는 영향을 분석하기 위한 것이다. 선행연구를 바탕으로 연구모형과 가설을 설정하여 안전분위기를 독립변수로, 안전행동을 매개변수로, 경영성 과를 종속변수로 구성하였다. 설문은 시설관리기업에 종사하는 일반성인 400명을 대상으로 지면설문과 이메일설문 및 모바일설문을 병행하여 실시하였다. 배포된 설문 지중 371부가 회수되었으며, 회수된 데이터 중 성실하게 응답하지 않았거나 결측치가 많은 데이터를 제외하고 총296부를 통계분석에 사용하 였다. 연구가설을 검증하기 위하여 구조방정식모형 분석을 사용하였으며, 실증분석을 위한 통계패키지 프로그램은 SPSS 18.0과 AMOS 18.0을 사용하였다. 연구 결과, 안전분위기의 하위요인 중 안전교육과 안전규정실천은 종사원의 순응행동과 참여행동 모두에 유의한 영향을 미치는 것으로 나 타났으며, 경영가치, 관리감독자, 안전의사소통은 유의한 영향을 미치지 않는 것으로 나타났다. 또한 참여행동은 경영성과에 유의한 영향을 미 치는 것으로 나타났으나, 순응행동은 유의하지 않은 것으로 나타났다. 안전분위기 요인 중 경영가치와 안전규정실천은 경영성과에 유의한 영향을 미치는 것으로 분석되었고, 관리감독자와 안전의사소통, 안전교육은 유의하지 않은 것으로 나타났다. 결과적으로 본 연구는 안전에 있어 취약한 시설관리기업의 안전분위기의 제고를 통해 종사원의 안전행동을 제고하고, 그 결과 경영성과도 향상시킬 수 있음을 실증을 통해 분석한 것이 의의라고 할 수 있다. 안전분위기의 하위요인인 교육훈련과 안전규정실천은 종사원의 참여행동 과 관련성이 높으며, 안전분위기는 안전행동을 통하지 않고도 경영성과에 영향을 미침을 알 수 있었다. 결론적으로 시설관리기업에서 작업환 경의 안전분위기를 향상시키는 것이 경영성과를 제고하는 방법이 될 수 있음을 시사한다고 할 수 있다. The purpose of this study is to identify the determinants of the safety climate of the domestic facilitymanagement companies(FMCs) and to analyze the effects of these factors on the safety behaviors of the employees andmanagement performances. Based on the literature studies, the research model and the hypothesis were set up, and the safety climate was set as the independent variable, the safety behavior as the parameter, and themanagement performance as the dependent variable. The questionaries were sent 400 general adults engaged in facility management company. A total of 296 samples out of 371 which were collected were used for the statistical analysis. The Principle Component Analysis of structural equation modeling was used to test the research hypothesis. Statistical package programs for the empirical analysis were SPSS 18.0 and AMOS 18.0. As a result, it was found that safety education and safety regulation & practice among the sub-factors of safety climate had a significant effect on both safety compliance behaviors and safety participation behaviors of the employees, but management value, supervisor, and safety communication had not. In addition, participation behavior has a significant effect on management performances, but compliance behavior has not significant. And management value and safety regulation & practice were found to have a significant effect on management performances, but supervisor, safety communication, and safety training have not significant. This study is meaningful for suggesting way to improve safety behavior of the employees through the improvement of the safety climate of the facility management companies that are vulnerable to safety-related issues and to improve the management performances too. It was found that safety training and safety regulation &practice, which are sub-factors of the safety climate, highly related to employee participation behavior and that safety climate influences management performances directly. In conclusion, it can be said that the improving safety climate of the work environment in the facility management companies is quite a important agenda not only for the reduction of the employees' safety, but also for themanagement performances.
