웰 빌딩 인증을 활용한 대학기반 은퇴 주거단지의 질적 환경 특성 분석 연구

The purposes of the study were to identify the qualitative environmental features of University-Based Retirement Community(UBRC) by analyzing one retirement community case in South Korea and four UBRC cases in United States, and to examine design elements of UBRC planning to promote resident wellness. To collect the data for analysis, literature on environmental features associated with retirement community resident’s health and well-being was reviewed and case studies on UBRC under the WELL Building Standard were conducted. The results of the study confirms that the UBRC in Korea has physical facilities and environment that are sufficient to offer health service, lifestyle management service, and recreational programs. This UBRC, however, falls short of wellness environmental features, such as access to nature, “the third place,” and connectivity compared to the U.S. cases. This paper therefore identified the environmental elements of UBRC plans that promote wellness as follows: it is necessary for a community to create a healing environment with walking trails, gardens, and indoor plants, to encourage social interactions through creating lively and home-like open common spaces, and to be located on campus to increase the community’s accessibility to campus amenities. It is expected that satisfying the environmental elements identified in the above will allow the UBRC not only to overcome the limitations of the existing closed Continuing Care Retirement Communities(CCRC), but also to reduce their operating cost, enabling the UBRC to secure residents from various income brackets.

The purpose of this research is to examine the government’s green building certification policy and housing policy, analyze the link between the status of obtaining green building certification and the government’s housing policy. The study was conducted through literature review and policy analysis on green building certification-related policy and supply of public rental housing-related housing policy, content analysis on government reports, and related previous research. The Green Building Certification program was established in 2002 and revised later, and finally activated green building certification in 2013. Also, the government shifted the attention of the public rental housing policy to improving resident’s quality of life, expanded the supply to the resident groups of the unmarried single, and newlyweds, and prepared guidelines to secure their living quality. This research looked at the relationships between the increasing number of G-SEED certified public rental housing and governmental housing policies and found some correlations. Yet, there are still some complaints in G-SEED certified public rental houses. We also found a limited resources available for multicultural families, among the beneficiaries of housing welfare policies. Therefore, the study concluded that post-certification regulations are needed and the beneficiary groups need to be expanded further.
녹색건축인증을 받은 공공실버주택의 디자인 특성 연구 - 거주자의 건강과 웰빙을 중심으로 -

The purpose of this study is to analysis the environmental design features of G-SEED certified public silver housing and examine the impacts of G-SEED on the health and wellbeing of the elderly residents. For data collection, a thorough literature review and case studies of five G-SEED certified public silver housings have been conducted. The result of this study is as follows: First, there were common characteristics of five public silver housings such as landscape plants along the housing sites, communal gardens, solar energy uses, recycling centers with roofs, operable windows, barrier-free design, and various community centers. Second, all the common features as mentioned above contribute to residents’ health and wellbeing by promoting physical activities, reducing housing costs, and relieving stress through perceived self-control, social support, and positive distractions. In conclusion, it is possible to acknowledge the correlations between G-SEED certification and improved health and wellbeing of the elderly. Yet, there was a still a lack of green space and hydrophilic environment, and indoor plants or gardens, and the supply of G-SEED certified public silver housing in Seoul should also be increased.

This research focuses on the analysis of the quality plan of public rental housing, introduces Korea’s general eco-friendly Green Building Certification Program, and comprehends the characteristics of the quality of public rental housing through case studies of certified properties in the past decades. As a research method, case studies focused on image and content analysis of the public rental houses with ‘Good grade’ rated or higher. The case studies looked at the features to demonstrate green housing certifications and indoor and outdoor amenities. Since 2013, when the change in the certification system was noticeable, the number of housing with ‘Grade 2’ or higher showed a rapid increase and since 2016 the number of green energy efficiency assessment has increased. Yet the proportion of ‘Grade 2’ has gradually decreased, and the evaluation items of ecological environment and community facilities corresponding to residential welfare in the complex was found. Further considerations of the environmental design evaluation criteria of the Mind category of America’s WELL Community Certification Program would be needed, since it has recently gathered new attentions to enhance residents" mental and physical satisfaction as well as physical functions of the spaces and communities.
주거안전 취약거처 관련 법규에 관한 문헌고찰 연구: 반지하와 옥탑주거를 중심으로

The purpose of this study is to examine domestic and foreign codes and regulations regarding semi-basement housing and rooftop units, and to discuss the points that these two housing types need to be improved and considered in the future to function as safe housing. Keyword searches and analysis were conducted. As a result of reviewing the current building and residential codes and regulations of vulnerable housing, focusing on semi-basement housing and rooftop housing, the identified problems were related to 1) the minimum housing standards that are not suitable for the current situation and 2) the evacuation and fire protection standards that are difficult to apply to these two housing types. Above all, considering that both semi-basement and rooftop units are vulnerable to flooding and fire, it is urgent to prepare safety-related standards for vulnerable dwellings. Inclusive and detailed codes and regulations should be established so that semi-basement and rooftop units can serve as safe housing for residents in the future.
