      본 연구의 지역특성은 미군 기지 이전에 따라 ‘평택지원 특별법’이 공표
      되면서 개발이 본격화된 평택 고덕 지역이다. 평택 고덕 지역의 개발호재
      로는 삼성전자의 평택 이전, 고덕신도시 개발, 수서평택고속선 개통 등이
      작용하고 있다. 본 연구는 대규모 개발호재가 복합적으로 작용하는 지역
      환경 변화가 지식산업센터의 가격형성에 어떠한 영향 요인이 있는지를 평
      택 고덕 지식산업센터를 중심으로 가격모형을 구축하고, 분양가에 미치는
      요인을 분석하는데 목적이 있다.
      종속변수로 분양가격을 설정하고, 독립변수로는 입지특성, 건물특성, 호
      실특성, 서비스변수를 설정하였다. 독립변수는 세부적으로 입지특성 항목
      에서 지제역과의 거리, 서정리역과의 거리, 고덕IC와의 거리, 융자비율, 고
      덕신도시 시청 예정지의 거리, 삼성전자와의 거리, 코너입지 여부(호실별)
      를 설정하였다. 건물특성 항목은 전체 층수, 주차 대수를 설정하였고, 호
      실특성 항목은 전용면적, 해당 층수, 호실별 향을 설정하였고, 서비스변수
      항목은 건물내 은행 여부를 설정하였다.
      분석자료는 평택 고덕 지식산업센터의 SBC, STV, 비즈타워, 스마트큐
      브, 스마트팩토리, 에스타워 총 6개 건물을 대상으로 하였고, 분양가격은
      분양자료와 현장본부자료로 조사하였다. 분석은 헤도닉 가격모형을 사용
      하여 분석을 수행하였다.

      대규모 개발호재가 복합적으로 작용하고 있는 입지특성을 분석한 결과,
      지하철역인 지제역과 서정리역이 가까울수록 분양가는 높고, 물류 기능의
      성격이 강한 고덕IC와 거리는 분양가에 영향을 덜 미치는 것으로 분석되
      었다. 개발호재인 고덕신도시 예정지와 삼성전자가 가까울수록 분양가는
      높은 것으로 분석되었다. 그리고 코너입지가 분양가가 높은 것으로 분석
      되었다. 건물특성은 건물 층수가 낮을수록, 주차시설이 많을수록 분양가는
      높은 것으로 분석되었다. 호실특성은 전용면적이 작을수록, 해당층수가 낮
      을수록, 남향일수록 분양가는 높은 것으로 분석되었다. 서비스변수는 은행
      과 같은 편의시설이 있을수록 분양가가 높은 것으로 분석되었다.
      본 연구의 결과는 향후 실수요자 및 공급자에게 합리적인 의사결정요인
      을 제시할 수 있을 것으로 판단된다.
