단계적 회귀분석을 활용한 주거 만족도 영향요인의 지역별 비교분석 = Comparative analysis of factors influencing residential satisfaction by region using step-wise regression analysis

This study conducted a step-wise regression analysis using the 2020 Korea Housing Survey data to comparatively analyze regional differences and the importance of factors affecting residence satisfaction. The results are as follows: First, in terms of residential satisfaction, noise around housing and accessibility to public facilities were more important in metropolitan cities and areas, whereas dwelling area and education level was more important in other regions. Second, in residential environment satisfaction, air pollution around the house, natural environment and accessibility to commercial facilities showed greater importance in other regions. In addition, accessibility to medical facilities showed greater importance in the central region, whereas accessibility to cultural facilities showed greater importance in the southern region, showing regional differences. Third, indoor environment level and indoor safety and cleanness showed great importance in most regions. Generalization of such regional characteristics may require further qualitative research and research utilizing time series data.

국문 초록 (Abstract)

이 연구는 주거만족도에 영향을 주는 요인의 지역별 차이와 중요도를 비교 분석하기 위해서, 국토교통부의 2020년도 주거실태조사 데이터에 단계별 회귀분석을 적용하였다. 연구 결과는 첫째, 주택 만족도에서 주거지 소음 만족도, 공공기관 접근 만족도의 중요도가 광역시 및 수도권에서 더 높았지 만, 주택의 전용면적, 거주자의 학력 요인의 중요도는 그 이외의 지역에서 더 높았다. 둘째, 주택 외부 환경 만족도에서는 주변 대기질 만족도, 공원, 녹지 이용 만족도, 상업 시설 접근 만족도의 중요도가 광역시 및 수도권 이 외 지역에서 더 높았다. 또한, 의료복지시설 접근 만족도는 중부 지방에서 더 중요하지만, 문화시설 접근 만족도는 남부 지방에서 중요도가 더 높아, 권역에 따른 차이를 확인하였다. 셋째, 주택 만족도에서 실내환경 만족도 요인, 실내 안전 및 위생 만족도 요인은 대부분 지역에서 높은 중요도를 보 였다.이러한권역에따른특성을일반화하기위해서는질적연구및시계 열 데이터를 활용한 연구가 추후 진행될 필요가 있다.
