The slowdown of global economy and the financial crisis around the world negatively affect the construction market. In particular, they have led to the downturn of the construction market in the private sector. During the slowdown of the construction market, the construction companies tend to try hard to discover new material and new method to cut cost. In particular, as in the case of the finishing works which has a multiple number of construction work types and is labor-intensive, it can be largely affected by cost-cutting efforts through management method.
TACT method is to cut off the factors to cut cost generated by crash works which is highly likely to occur in the construction industry due to its characteristics of having a number of variables in the failure of process. The method is also useful in cutting the construction cycle and construction cost through repletion of works by appropriate human resources at work. TACT method has been intensively applied to projects such as office buildings and housing-commercial complexes which are built with repetitive finishing works. Frame work construction and finishing works are exceptionally critical in the overall construction process of apartment buildings. However, the result of detailed analysis on each construction process shows that the facility construction plays critical role in the overall construction cycle in the detailed process of framework and finishing works. Although the facility construction itself does not affect the construction cycle, it has an impact on the framework and finishing construction, which affects the overall process of the construction. In this regard, it is necessary to study the efficient application of TACT to the construction of facilities in apartment buildings.
To do this, this study was conducted through paper research on the concept of TACT method and the characteristics of the construction of architectural facilities. In addition, I analyzed the current condition of the architectural facility construction with TACT method through the review of the previous documents.
In the main part of this paper, I analyzed the breakdown of the facility construction cost of 10 construction sites. Then, I conducted analysis on the frames of the facility construction and the interference of the construction work and facility work during finishing works. Then, I studied the allocation of subcontractors and formation of shifts as the work efficiency could be degraded with the intensification of various types of construction work.
Based on the analysis, I reviewed the considerations to be made in applying TACT method in architectural facility construction. Then, I suggested the process to efficiently apply TACT method to architectural facility construction.
Based on the result of the survey conducted on 10 construction sites, I studied the factors that interfere and overlap frame, finishing and facility works. With the result, I suggested the process which would be used to efficiently apply TACT method.
The research on TACT method has been focused on frame and finishing works whose process is simple and repetitive. However, it was discovered that facility construction with TACT method will not have the effect of reducing the construction cycle but will facilitate the process flow as it affects the link between the preceding and following works because facility construction is not a simple and repetitive work by a handful of subcontractors but an unconsecutive and non-repetitive work by a multiple number of subcontractors. Therefore, it is necessary to review the efficiency of TACT method by considering the characteristics of the future facility construction when applying TACT method plan and actual construction.
