본 논문은 대도시를 중심으로 공간배제적 주거이동에 영향을 미치는 요인들을 밝히는 것을 목적으로 한다. 이를 위해 국토교통부의 주거실태조사를 바탕으로 합동 자료(Pooled Data)를 구축하여 다층 순서형로짓모형(Multi-level Ordered Logistic Model)을 활용해 실증분석했다. 분석결과, 공간배제적 주거이동에는 가구의 주거비 부담능력 등 가구특성뿐만 아니라다양한 지역차원의 요인들도 영향을 미치는 것으로나타났다. 구체적으로 거주지역의 주택 시세, 아파트비율과 같은 주택시장 특성, 공공임대주택 재고, 소형주택 의무공급과 같은 정책 시행, 커뮤니티 측면에서 사회적 기업의 활동, 도시개발 등의 영향력을 확인했다. 이러한 결과는 지역의 높은 공간적 포용성이 공간배제적 주거이동을 완화하는 데 긍정적인 효과가 있음을 보여준다. 연구의 결과는 공간배제적주거이동의 완화를 위한 지역차원의 정책적 노력이유효함을 시사한다. 공공임대주택의 지속적 공급, 주택유형의 다양성 확보, 정비사업 시행 시 원주민재정착을 위한 저렴주택 공급, 지역별 차별화된 정책의 시행 등을 통해 지역의 공간적 포용성을 제고하여 사회적 약자의 공간적 배제를 완화할 수 있을것으로 기대된다. This study analyzes influential factors of such ‘Spatially Exclusionary Residential Mobility’ (SERM) in Korean large cities. Based on pooled data from the Ministry of Land, Infrastructure, and Transport’s (MOLIT) Korean Housing Survey, we analyze the factors that contribute to SERM through a multi-level ordered logistic model. The study finds that various regional factors as well as household characteristics influence SERM. Specifically, the study confirms the influence of regional mean of housing prices, apartment share, public rental housing supply, small-scale housing supply obligations, and activities of social enterprises. The results show that a high level of spatial openness for low-income households has a positive effect in mitigating SERM. Based on these results, this study calls for a continuous supply of public rental housing, a greater variety of housing types, more affordable housing for residents displaced by redevelopment projects, and the implementation of mitigation policies differentiated by region.
