        우수 아파트단지 취재기사에서의 관리상의 논점 - 탐방기사를 이용한 언어통계학적 내용분석 -

        Nowadays, diverse mass media discovers and introduces outstanding management cases of apartment complexes to induce vital competitions of constructors and active participation of residents to apartment management. This study statistically analyzed the management issues of outstanding apartment complexes that have been introduced by mass media with lexical criteria to examine the characteristics of their exemplary management. The key issues of outstanding apartment management are summarized as: efficient management of convenient facilities for residents, community activities based on residents' participation, and maintenance of pleasant living environments through transparent management. Also, the result of the relation arrangement of co-occurrence word from a Social Network Analysis included three key concepts of multi-family housing management - Maintenance Management, Operating Management, and Community Life Management - with emphasis on 'residents' and 'apartment complexes.' However, Operating Management was relatively deemphasized.

        멀티헤비테이션의 발전 가능성 및 수요특성 분석

        The purpose of this study is to investigate the concept, the necessity, and the increase of popularity of multi-habitation, a new life style in which inhabitants in urban areas reside in primarily condominiums during weekdays and retreat to dwellings in rural areas on the weekends. This paper also focuses on finding implication messages from analyzing the demand of multi-habitation in a survey which was conducted for 735 people who live in Seoul and the surrounding metropolitan areas in July 2009. Analysis of literature shows that based on five aspects (population structure, social economy, lifestyle, tourism, and housing market) this dynamic lifestyle, multi-habitation, is believed to be common in South Korea, and may increase in popularity in the near future. The results of the survey illustrate that the respondents show high interest in multi-habitation, and their most preferred locations are the green areas around the Seoul metropolitan area, which are one to two hours away by car. Moreover, regarding the participants' preferences in rural areas they were classified into three groups; those who want to reside in a nature environment, those who want to reside near family and in a close community, and those who want to reside in an environment that has essential facilities and easy accessibility.

        나이브 베이지안 분류기를 이용한 게시물 자동 분류를 위한 eCRM 에이전트 시스템

        최근 전자 상거래에서 사용하고 있는 게시판은 고객의 능동적인 참여로 운영되며, 게시물은 고객의 직접적인 의사를 들을 수 있는 인 바운드(Inbound)정보로서 다른 eCRM을 위한 고객 접점 채널 과는 성격이 다른 도구이다. 또한 게시판의 효과적인 운영은 게시판 자체의 신뢰도를 향상 시키고 나아가 전자 상거래 전체의 신뢰도를 높여 줄 수 있는 중요한 eCRM 도구이다. 그러나 현재 대부분의 전자상거래에서 운영하는 게시판은 기 분류된 카테고리를 고객이 직접 수동으로 선정하도록 되어 있고, 이렇게 임의로 분류되는 게시물에 대하여 체계적인 처리 과정 없이 답변이 이루어지기 때문에 답변을 하는데 많은 시간이 소요 되고 있으며, 정확한 답변이 이루어지지 않고 있는 실정이다. 따라서, 본 논문에서는 여러 가지 종류의 게시물에 대하여 나이브 베이지안 분류기를 이용하여 게시판의 기존 문제점의 해결과 효과적인 운영 그리고 게시물의 체계적인 분류 관리를 할 수 있는 게시물 자동 분류기를 설계하고 구현하였다. 아울러 문서 분류 학습 기법 중 대표적인 TFIDF. k-NN, 나이브 베이지안 기법들의 게시물 분류 성능을 측정하여 채택한 나이브 베이지안 분류기의 우수성을 확인 하였다. The customer's bulletin board is the important channel to get opinions from customers directly. The effective management of the bulletin board for the customer improves the reliance by providing the best replies and by accepting opinions of the customer and furthermore, that can raise the customer's reliance of the whole shopping mall is the important eCRM method. But, the present mostly customer's bulletin board is been replied without any classifying about many kinds of question. Consequently, The shopping mall should do systematic management of the best professional reply about many kinds of question. In order to resolve this problem, we implement a classifier called Naive Bayesian classifier is classified automatically bulletin board for eCRM of shopping mall.

        아파트 구매에 관한 소비자의 구매행동과 의식 특성 - 일본 신규 분양아파트 구매자를 대상으로 -

        Recently there has been an apparent paradigm shift in housing market towards customer oriented approach. In the midst of increasing competition, there is indeed a need to better understand of customers, and to quickly respond to their individual needs and wants. In this background, this paper aims to show a scientific marketing approach in housing industries, and to provide general information on Japanese condominium housing market in terms of a brief historical overview and recent market situation. Results include that there exists an about twenty year time lag in the start of condominium housing supply in the private sector between Korea and Japan. Besides, more efforts should be paid to the diversity or locality of the supplied housing type or design, especially condominium apartments in Korea compared to those of Japan. Among others this paper emphasized on illustrating the actual applications of analysis on consumers' purchasing behavior and latent conscious coupled with some statistical techniques, which may lead marketers or decision makers to forecast more accurate customers demands.

        주거 획일화와 극복방안에 대한 기초적 연구

        The aim of this paper is to study on the background and the reasons of the uniformity of housing type and planning, and to find ways of coping with the related problems, focusing on the uniformity of apartment housing and it's excessive typical planning. In this process, I try to take suggestive hints from the case of Japan which already made an issue of uniformity of housing type and promoted the handling measure for the problem in a national level. The result includes that supplied apartment housing in Korea occupies about 80% of total housing supply each year, and the reasons for the increased apartment housing supply are attributed to many interactive influence factors. One of the influence factors is ascribed to mass housing system where many academic theories have supported the system under the interdisciplinary cooperation. In the case of Japan too many supplied condominium housing provoked the uniformity problem, however, the establishment of HOPE plan and a special association board oriented to the study of regional housing planning under Architectural Institute of Japan have considerably relaxed the uniformity problem.

        Design Strategies for Regionality in Contemporary Landscape Architecture

        본 연구는 지역성이라는 관점에서 현대 조경의 경향을 조망하고, 지역성 구현을 위한 실천 전략을 발견하고자 하는 것이 목적이다. 현대 조경은 지역적 가치에서 가능성을 발견하고 재해석하여 정체성을 만들어 나가는 경향을 나타내고 있다. 이러한 경향은 다음과 같이 분류할 수 있다. 첫째, 지역성은 자연-문화-도시의 통합 매체로서 재조명되고 있다. 경관은 시간적, 공간적 연속성을 내포하고 있는 개념으로 땅과 지역 정체성에 관한 문제이기 때문이다. 둘째, 지역성은 설계자에 의해 재해석되고 재창조되고 있다. 조경가들은 땅과 장소의 기억을 지우고, 새로운 개념을 투사하기보다는 기억과 흔적을 재생한다. 이는 공간 형태의 디자인 보다는 시간적 연속성을 공간화하는 경향으로 나타난다. 셋째, 현대조경은 대상지를 백지상태가 아니라 양피지로 간주한다. 이는 대상지의 지형적 지질학적 지층이나, 자연적 생태적 과정과 토지 이용의 변천 과정과 같은 공간적 지문을 시각적 요소로 구체화하는 경향으로 나타난다. 넷째, 현대 조경은 대상지를 분석적으로 접근하는 것이 아니라, 구축적으로 접근한다. 이는 대상지의 지질학적 고고학적 기억과 생태적 과정을 경관적으로 재현하는 경향으로 나타난다. 차별성은 현대조경의 설계 전략으로 강조되고 있다. 지역성은 차별화를 통해서만 형성되는 것이 아니라, 지역의 연속성과 상호 작용을 통해서 형성된다. 이런 측면에서 지역성 구현을 위한 실천적 설계 전략으로의 다음과 같은 가능성을 모색할 수 있었다. 첫째, 대지 구축적 접근 방법은 대상지에서 가능성을 발견하고, 대지를 구축적으로 표현함으로써 지역성 강화에 기여하는 실천적 가능성을 가진다. 그 땅의 기억과 조건이 모두 다른 대상지는 모두 다른 정체성을 가진다고 할 수 있다. 둘째, 지역의 연속성은 그 자체로 비교 우위를 가지는 것으로 설계 유전자의 진원이다. 설계 행위는 백지상태의 창조적 형태의 실험이 아니라, 지역의 연속성이라는 밑그림을 토대로 전개하는 발전적 실천 행위로 이해한다. 물론, 이러한 접근 방법은 절대적일 수 없으며, 적지 않는 한계를 가진다. 또 다른 관점에서 접근 방법 모색도 필요하고, 실천전략 모색도 필요하다. This paper has attempted to reexamine current international circumstance and the meaning of regionality and discover the practical design strategy in the process of observing the trend of contemporary landscape architecture from the perspective of regionality. Contemporary landscape architecture has started to discover possibility in the local value and create identity. This tendency can be classified as follows: First, regionality is re-examined as a medium which can integrate nature, culture and city. As a concept which contains time and spatial continuity, landscape is a matter of the identity of land and area. Second, regionality has been reinterpreted and recreated by designers. Landscape designers attempt to restore the past memories and traces instead of adding a new concept after erasing previous physical features. This design attitude has spatialized time continuity. Third, site is seen as a palimpsest, not tabula rasa in contemporary landscape architecture. It has been attempted to visually materialize the natural and ecological processes and spatial features. Fourth, site is approached in a tectonic approach instead of analytical approach. It is attempted to organize and restore the geological and archeological memories and ecological processes. Differentiation has emerged as a critical design strategy in contemporary landscape architecture. However, regionality is also formed through an interaction with continuity as well as through differentiation. In this sense, the following possibilities can be reviewed as practical design strategies to realize regionality: First, a terra-tectonic approach discovers and selects possibility in the site and expresses the site, creating practical possibility which strengthens regionality. If the memory and conditions of the site are different, the identity would different as well. Second, continuity of region itself is a gene pool with comparative advantage. As a rough sketch of design, it acts as a loose conformity on designers' experience and practice. Of course, this approach is not absolute with some limitations. It is necessary to explore practical strategies.

        한국 현대 조경의 한국성 논의를 위한 기초 연구

        The purpose of this study is to mate a basic foundation for the discourse of Koreanness of contemporary Korean landscape architecture by way of searching the conceptual definitions of Koreanness through analysis of Koreanness discourses. The results are that discourses of Koreanness are to be classified in aesthetics type, spatial-temporal type, and cultural type. Aesthetics type is understood as style in terms of formal and design representation planning principles of spatial composition and immanence in terms of philosophy. Spatial-temporal type is understood as contemporaneity. This is classified as the concept of connoting of tradition, and separating and keeping a distance from tradition. Cultural type is prescribed as cultural identity. This is classified as unity, generality and individuality. The intension of Koreanness of these types is represented as an aspect changing and shifting from one regulation to another regulation. First, in the concerns of substantial archetypes like Korean original form, decorative element, spatial composition aesthetic perception and philosophy, Koreanness shifts to the point of view of contemporaniety which is created and defined in history. Second, Koreanness as contemporaniety shows a trend of shifting the point of view which is to be found through the reconsideration on modem history and modernism. Third, Koreanness defined as cultural identity shows a trend to emphasize the differences in other cultures and includes all the modem cultural agents. The number of views understood as individuality and denial are small but provide important points. Programmatic definition of Koreanness is not suitable. This basic study uses a stipulative or operational definition of Koreanness in many ways such as spatial and regional identity. Koreanness study for Korean contemporary landscape architecture requires a systematic understanding of modernity and colonization relating to identity. Also, it is needed to elaborate on the discourse to divide the meaning of a concept of identity.

        주택통계 지표간의 상관분석을 이용한 아파트 주거 확산에 관한 고찰

        This study is to find some clues about background or causes of the mass supply of apartments in Korea in terms of correlation analysis using 30 indices extracted from the representative housing statistics data. Some findings include that the supply ratio of apartments is deeply related to 'average floor area ratio' and 'the construction amount of Dagagu housing and Dasedae housing' from the perspective of housing flow. Instead, from the perspective of housing stock, the supply amount of apartments is strongly related to 'housing redevelopment construction' and 'housing construction by public sector'. These indices are involved deeply in the spread of apartments, however, because the indices that used in the analysis are mutually highly related and the indices related to housing policy or system are absent, a critical index for the spread of apartments was not found.

      • 분석용 네트워크구축을 위한 교통주제도 품질확보방안

        교통주제도는 건설교통부와 교통개발연구원이 '국가교통DB구축사업'의 일환으로 제작한 것으로, 국토지리정보원이 항공사진을 기반으로 하여 작성한 NGIS(국가기본 수치지도)를 수정ㆍ보완하여 교통계획ㆍ투자분석 등 교통목적으로 재구축한 수치지도이다. 또한 교통부분 지리정보시스템(GIS-T)분야에서 교통정책 및 계획수립 등에 활용되고 있는 필수적인 기초 데이터이다. 이러한 교통주제도는 국가의 교통 정책결정과 연구분석에 활용되는 자료로 객관적이고 신뢰성 있는 데이터베이스이어야 한다. 또한 현실세계의 교통망을 모델링하여 반영한 것이므로 분석 기준년도에 대응되는 현재성과 정확성이 요구된다. 이를 위해 첫째, 조사 및 구축 지침을 통해 일관된 데이터의 생성 및 구축이 보장되어야하고 둘째, 데이터베이스를 구축함에 따라 발생할 수 있는 기하학적ㆍ논리적 오류를 파악하여야하며 셋째, 항목별 검수 방법과 절차에 대한 지침을 가지고 일관적이고 체계적인 점검을 하여야 한다. 본 연구에서는 교통주제도 데이터의 가장 기본이 되는 노드와 링크를 대상으로 항목별, 검수 절차와 방법에 대한 지침을 설정하고 일관적이고 체계적으로 데이터의 오류를 점검함으로써 교통 네트워크의 객관적이고 신뢰성 있는 품질확보가 가능하도록 하였다. Transportation digital map has built based on NGIS (national geography institute's 1 :5000 digital database) which derived from the aerial photo materials. Transportation digital map is a part of National Transportation Database Building Project carried out by the Korea Transport Institute and Ministry of Construction and Transportation. Transportation digital map for the purpose of transportation plan and investment has been updated and corrected the NGIS database especially for road network. Transportation digital map database is essential basic data fully applied for transportation policy and planning. The database must be reliable and objective to be applied for national transportation policy decision and transportation analysis. In addition, it needs accuracy and currentness to reflect the road network for the survey year. To satisfy the purpose of the database, following steps are necessary first, data Production and building has to be done by guideline of survey and database building. Secondly, geometric and logical errors which can occur during the survey and database building should be carefully detected. Thirdly, sectional guideline for database examination and procedure needs to be set up systematically and coherently This study is about examination guidelines for section and procedure on nodes and links which are essential object in transportation digital map database. According to the type of error, consistent and systematic error examination can lead to quality guarantee for objective and reliable database.

        멀티헤비테이션의 유형화 및 관련 주생활 라이프스타일 현황조사

        The purpose of this study is to clarify multi-habitation, a new phenomenon in which inhabitants in urban areas reside in primarily condominiums on weekdays and retreat to dwellings in rural areas on weekends, and to examine the various life styles related to multi-habitation. Through the interviews and site surveys, three major subtypes of multi-habitation were identified to support the theoretical framework: interchange style, sedentary style, and special style. Findings include that first, in order to discuss multi-habitation, the terms primary home and secondary home are introduced. Based on the concept of primary home and secondary home, a variety of multi-habitation can be described using spatial locations in urban and rural areas. Second, systematic deregulation for the second home ownership should be made to promote citizens' interchange. Also urban residents should make more efforts to integrate into rural communities. Third, for some remote areas such as Cheju Island, it is observed that multi-habitation is limited by cost, time, and lifestyle.
