Consequently, regional science examines the impoan of the effects that complicated spatial variat:ion has on economic activities regionally and spatially. The value of r, estate, including land or bdings, is the outcome of economic activities. This paper Ilores the problems of spaal variability, parameter stability, and funct:ional forrn, the effects of spat:ial issues, in estimat:ing real estate prices and applies the geographically Wghted rEression (GWR) method to give from from them. This method can vary the relat:ionship betwæn indual parameters and propey prices spatially. The GWR approach makes it possible to determine the significance of various rameter esψnates. paper shows that the proposed method is a more effect:ive and accurate way of est:imang value than the aona hedoc method..
