        A Study on Effects of Regional Economic Characteristics on Apartment Price in Old Town of Big Local Cities - Focused on Gwangju Metropolitan City -

        The widely adopted vector error correction model was used in the factor analysis of multiple time series data as this analytical method involves input variables characterized by time series variance with macroeconomic variables and regional features. Implications from these results can be shown as follows. First, apartment prices in old downtowns were found to be sensitive with economically active population. This study revealed that as the percentage of economically active population increases, apartment prices in the old downtown correspondingly rose. Consumer price index is expected to increase due to inflation triggered by limited land and resources as well as improved income level. Thus, regional difference in apartment prices in the old downtown can be seen in a long-term perspective. Yet this continuous rise is expected to remain ongoing. Whether educational environment, transportation, and residential convenience in old downtowns are constantly provided should be considered. If these services are reduced, it is obvious to see a staggering rise in apartment prices in the old downtown compared to new downtown so that this should be noted in terms of investment. Second, interest rate was a sensitive variable affecting apartment prices in the old area. As real estate is more expensive than ordinary commodities, most people use borrowed capitals. The redemption of the principal for borrowed money is sensitive to interest rates. In particular, the rise of interest rate leads to the decreasing actual household income when lending interest rate with variable rates is applied. Due to dramatic effects on apartment demand, the change in the financial market will serve as a crucial variable in investing or determining the apartment demand of actual residents.

        지방대도시 신도심 아파트가격 결정요인에 관한 연구

        In this study, a model for determining apartment price between old and new central districts in Kwang-Ju Metropolitan city was constructed in order to compare and analyze the difference of price change in the two areas affected by such regional economic characteristics and population structure change. The Vector Error Correction Mechanism (VECM), a multiple overlaid time analysis, was used The variance decomposition of forecast errors showed that individual variables differed according to the degree of impacts on apartment price in both districts. The impulse response analysis demonstrated that apartment price showed either positive or negative responses. Although the same response turned out, it was found that the degree of impulse response that individual variables impacts on such price apparently differed according to districts. With regard to apartment investment as a result of this study, it should be noted that individual variables affecting such price differ according to regional characteristics. Furthermore, a frame for reasonable decision-making is aimed to be provided to improve regional imbalance, including providing public service, educational environment and convenience of residential life that lead to the difference of apartment price in old and new central districts in terms of policy.

        This study evaluates the ventilation efficiency of ventilation system through the analysis of contaminant recirculation ratio of ventilation system in the apartment house. It analyzed air flow CO2 concentration by wind direction and ventilation system operation rate with CFD program. The results of analysis, if the wind blows at the facade which has OA and EA, there was no contaminant recirculation ratio so this is the most efficient case. However, if the wind blows at the side facade, it occurs the warm current at opposite facade and recirculation ratio was raised up so this case has a lower efficiency.
