It is necessary to evaluate the business feasibility from the initial design stage of the building. In order to accurately evaluate the feasibility of the project, it is necessary to understand the cost of the project, and construction cost is the largest proportion. To this end, quantity calculation and detail work are in progress at the design stage, and many studies are also being conducted for preliminary estimates. Research on preliminary estimation based on BIM is also continuously increasing. However, studies related to the feasibility of architectural projects are insufficient. This study calculates construction cost through a BIM-based preliminary estimation system, and analyzes IRR and ROI within the system based on the calculated cost. The process developed through this study can be applied to a BIM model with a low level of detail in the initial business stage, and a BIM model with attribute information required by the system can evaluate the business feasibility without additional work. In this paper, the effectiveness of the BIM-based preliminary estimation system was verified by applying an actual BIM model to the process. The system developed in this study is expected to be a method that can be used as a decision support tool in the early stages of a business.

Especially for resolving BIM data compatibility issue, as one of recently raised BIM technology issues, has also been improved by using open BIM, representatively using IFC (Industry Foundation Classes) format. As shown in many case studies, usefulness of BIM technology is increasing day by day, and the IFC-based open BIM technology is essential in recent AEC projects where the productive collaboration is of importance. One of current problems in actual projects is that there is a conflict between conventional ways and newly developed BIM ways. Using both conventional and new technologies leads construction workers to having more work loads, consequently the efficiency and productivity of on-site workers have been decreased. Thus, it is strongly necessary to facilitate 3D BIM models to extract and generate 2D precision drawings in automation, especially using open BIM technologies. Some native BIM authoring tools have limitations in there automatic generation of 2D drawings, and there is no standardized mechanism to generate 2D drawings from heterogeneous applications. For this reason, this paper aims to develop an automated stand-alone program to generate 2D drawings in automation using IFC file, totally independent from various BIM authoring tools. By using the application described in this paper, any type of general drawings such as plan, section and elevation can be extracted without additional efforts. The development approach described in this paper, based on the open BIM technologies, has a strong impact to the current process especially in the perspective of enhancing productivity when we need to find out a trade-off in-between conventional and new approaches.

As various contractors have been asking BIM data in the construction industry, BIM guidelines and standards has become increasingly important these days. Above all, BIM guidelines should be established properly because it is utilized at the earliest stage of BIM data creation. However, each of the existing BIM guidelines was totally different by contractors, disciplines or phases so that it caused problems about repetitious work, inefficient management and so on. In order to overcome these problems, we suggest integrated management system for BIM guidelines. We firstly collected and analyzed existing guidelines, secondly standardized guideline phrases and lastly constructed data structure of integrated management system. This integrated management system is expected to increase work efficiency to avoid working error for designers and enable easy creation or revision of BIM guidelines for contractors.
